Every call to your buildings. Answered.

mini. answers every call to your property management company, day and night, as your company. It asks the questions your team would, books viewings and repair visits, and only interrupts a person when something is actually wrong.

Try it now. Say something's broken, and use your own address.

The problem

Nobody can pick up every call.

Your building manager is on a job. The night tech is asleep. The front desk is with a resident. The phone keeps ringing, and every call that isn't answered costs you something.

11:40 PM
A leak under a kitchen sink.Nobody answers, and it's ruined the flat below by morning.
8:05 PM
Someone asking about a two-bed.They leave no message and rent somewhere that picked up.
2:10 PM
“When's bin day?” for the fourth time today.Your manager stops what they're doing to answer it.
7:12 PM
The fire department at your door. They need the basement opened, and they're getting voicemail.

How it works

Your number, answered by mini.

Tenants keep calling the number they already have. You forward it to mini., nights only or around the clock, and nothing changes on their end.

  1. A tenant calls your number

mini. picks up as your company, never as mini., and gets the address and unit.

  2. It asks what your team would

Is it leaking or blocked? Is there water on the floor? Is it the only toilet? Can you lock the door?

  3. A rulebook decides how urgent

Not the AI. Fixed rules, built for property management, decide what counts as an emergency. When it's unsure, it treats the call as more urgent, not less.

  4. Your team gets it

Emergencies alert everyone on shift at once. Everything else lands as a complete work order, ready for whoever picks it up.

Only emergencies interrupt a person. A dripping tap at 3am becomes a work order for the morning, not a phone call. A gas smell at 3am reaches your on-call team in about a second.

What it handles

Not just “we'll call you back.”

Most answering services take a message. mini. deals with the call.

I smell gas in my kitchen.

Tells them to get out and call 911, then alerts your on-call team straight away. No questions first.

My sink is broken.

Asks what's actually wrong, how bad it is, and how to get in, then logs one complete work order.

I called yesterday and nobody came.

Finds the job they already reported and pushes it back to your team as a chase-up. They don't have to explain it all again.

When's bin day?

Answers from your building's own list of questions and answers: bins, parking, packages, laundry, pets, how to pay rent.

My rent went out twice this month.

It can't see accounts and never guesses. It takes the message with the details your office needs, so nobody has to ring back to ask.

Is the two-bed still available?

Answers what it can, asks about bedrooms, move date and pets, and books a viewing on the call.

Can someone fix my cabinet door next week?

Logs the job and books a repair visit in a real arrival window from your own schedule. It can't double-book.

This is Engine 42. We need the basement.

Police, fire and utility crews at your building go straight to your on-call team as an emergency.

What your team sees

A work order, not a voicemail.

Every call lands in a shared list your whole team sees, the moment the call ends. It includes the tenant's own words, the address and unit, a callback number and how to get in.

Built to be trusted

It's a phone line for emergencies. So we built it like one.

The rulebook decides, not the AI

The AI talks to the caller. Fixed rules decide what's an emergency, and they give the same answer to the same problem every time.

When unsure, it escalates

If a call doesn't fit anything it knows, it's never treated as “can wait.” It's flagged for a person to review.

It never promises help it hasn't sent

It only tells a tenant someone is on the way once your on-call team has actually been alerted.

It's honest about being automated

Ask “are you a real person?” and it says no, straight away, then keeps helping.

A safety net behind every call

Every ten minutes, recent calls are checked again. If a call described a real problem and nothing was logged, your team is alerted.

It never makes things up about your buildings

If it doesn't have an answer, it says so and takes a message. It never guesses about a building it can't see.

Try it

Call it right now.

It answers as Summit Property Management, a sample company. Pretend something has gone wrong and give it your own address. Try to trip it up.

Things to try

  • I think I smell gas.Safety first: it tells you to get out and call 911, then alerts the on-call team. No questions asked.
  • My toilet's blocked.Watch it ask how bad it is before it decides. Then say water's coming out onto the floor.
  • When's bin day?Answered from the building's own list.
  • Can I see a two-bed on Saturday?It books a real time while you're on the phone.
  • I called yesterday and nobody came.It finds the job instead of starting over.
  • Are you a real person? It tells you the truth.

The demo line is English only. Calls are recorded and transcribed so we can run and improve the service. Please don't share anything sensitive.

Getting started

Live the same day. No new systems.

  1. Send us your buildings

Addresses, who's on call, and the questions tenants always ask. A simple form, nothing technical.

  2. We set it up

Your company name, your answers, your booking hours and your team's alerts. Done for you.

  3. You try to break it

Call it as many times as you like. Nothing goes live until you're happy.

  4. Forward your number

Nights only or around the clock. Tenants keep calling the number they already know.

Questions

Things people ask.

Does it sound like a robot?

No. It sounds like a calm, competent person on the phone: short sentences, one question at a time. Call the demo line and judge for yourself.

Will it pretend to be a person?

No. If a caller asks, it tells them straight away that it's an automated assistant for your company, then carries on helping. If they'd rather speak to someone, it takes their details and your office calls them back.

What happens in a real emergency?

It tells the caller what to do first (for a gas smell, leave and call 911), logs the call and alerts your on-call team straight away, usually within a second. It never tells a tenant help is coming unless your team has actually been alerted.

What if the AI gets the urgency wrong?

It doesn't decide urgency. Fixed rules do, and when something is unclear they treat it as more urgent, not less. Anything it doesn't recognise is flagged for a person, and it appears in your morning report so the rules can be improved.

Do my tenants need a new number?

No. You forward your existing number to mini., for nights only or around the clock. Tenants keep calling the number on their lease.

Who gets alerted?

You choose: your on-call tech, the building manager, the front desk, or all of them. Emergencies make a sound. Routine jobs can arrive quietly overnight if you'd rather.

What if a building isn't on our list yet?

It still takes the call normally and never tells the caller their address isn't recognised. Your team sees a note on the work order saying the address is worth checking.

Does it speak Spanish?

Not yet. It's English only today. Spanish is on the roadmap.

Are calls recorded?

Yes. Calls are recorded and transcribed so we can run the service and check its work. Call records are kept for six months. If you're in a state that requires telling callers they're being recorded, we'll add that to your greeting.

How long does setup take?

Usually the same day you send us your building list. You test it before anything goes live.
